Well & septic inspection software that checks its own work.
Purpose-built well, septic, and spring reports — 101 and 158 structured fields deep, not blank checklists. AI reviews every report before it ships. Photos can never be lost. Every report keeps its complete version history. And when it's delivered, you can prove it was delivered. Made by a contractor who lives on it every day.
Unlimited inspections · No per-report fees · AI-reviewed before it ships
Battle-tested every day on real inspections by WNCIL, a working well, septic & plumbing company in western North Carolina. If water runs through it, we do it.
Generic inspection apps don't know a well cap from a clean-out.
Most inspection software hands the water trades a blank checklist and wishes you luck — no pressure-tank drawdown, no flow test, no septic distribution box, no honest way to say "the tank couldn't be located." So you fight the app, or you fall back to clipboards and a camera roll you can't match up. We built the software that already knows your job.
⚡ 30 new features shipped in one July overnight session — live countdown clocks, un-losable photos, full version history, the emergency link freeze, and more. See the complete feature list → or watch development happen in public on the build log.
Six reasons reports go out faster — and come back less
The highlights. The complete list runs 60+ features deep.
Templates that know your trade
101 structured fields for a well, 158 for a septic, spring as its own type. Sections appear only when the system exists on site — no dead padding, no missing half your checklist.
AI reviews every report
Before a report ships, AI reads it like a seasoned pro over your shoulder — blank fields, contradictions, professional-standards issues — and every flag is tracked until it's fixed. Fewer callbacks, fewer "oops."
Photos can't be lost
Deleting asks "are you sure," shows the exact photo — and even then it only fades to a recoverable ghost. You can't re-photograph a buried tank, so we made losing the photo impossible.
Every report has a rewind button
Complete version history: click through and watch any report build itself, change by change, with every edit attributed. Reports are legal documents — this system knows it.
Delivery you can prove
Big green SENT stamps, delivery receipts with timestamps, a searchable repository of everything ever sent — and an emergency freeze button if the wrong thing ever goes out.
Your data is yours
Export anytime, no lock-in, no holding your reports hostage. And nothing is ever deleted — cancelled reports and removed photos are always recoverable.
Built for the water trades, first and deepest
Purpose-built report types today — and an engine underneath that can learn new trades.
Well inspections
The flagship — 101 fields deep, from casing to drawdown.
🚽Septic inspections
158 fields — tanks, distribution, drainfield, the works.
⛲Spring inspections
Its own report type — because a spring isn't a well.
💧Water test reports
Lab results become a clean, color-coded plain-English report.

Built by a contractor who's been elbow-deep in the tank.
Inspection Butler wasn't dreamed up in an office. A working well, septic, and plumbing contractor got tired of clipboards, lost photos, and rigid software that didn't know his trade — so he built the tool he needed, and runs his own company on it every single day. When something breaks at 5 AM, we feel it before you do — and we fix it the same night, in public, on the build log.
- Templates built from over a hundred real well & septic reports
- À la carte: pay only for the apps you turn on, one simple bill
- Plain pricing on the website — no sales call, no per-report fees, ever
- Simple enough for a one-truck shop, strong enough for a crew
The honest pitch
Plenty of software will sell you a "built by contractors" story. We are the contractor — a licensed NC well contractor (#4522-C) and certified septic inspector running a real inspection business on this software every single day. When a feature on this site says it works, that's not marketing. It's Tuesday.
If water runs through it, we do it.
Not a rigid one-checklist app.
Most inspection tools hand you their form and wish you luck. The big platforms are built (and priced) for giant shops with office staff. Inspection Butler is for the person who just needs the inspection done their way and wants to get home.
Your form, not theirs
Build the exact inspection you do — instead of bending your work to fit someone else's checklist.
Priced for a small shop
From $79/mo, unlimited inspections — not enterprise pricing and a six-week setup.
Up and running today
No onboarding team, no consultant. Build a form and do your first inspection this afternoon.
The stuff people ask
What does it inspect?
Wells, septic systems, springs, and water tests — with purpose-built report types, not blank checklists. A well report runs 101 structured fields; a septic report runs 158. Inspect something else? The engine underneath can be shaped to new trades — talk to us and we'll build the template with you.
What does the AI actually do?
Every submitted report gets an AI review that catches blank required fields, contradictions, and professional-standards issues before a customer ever sees them. Every flag is tracked until it's fixed, techs can dispute wrong flags, and a plain-rules hard gate stands guard even if the AI is down. See the whole AI layer →
Does it work without signal?
Honest answer: full offline mode is in active development, and it's our current top engineering priority — our own techs work in the same dead-zone hollers yours do. Today the app needs a connection to save work, so the field workflow in a dead zone is photos first, data entry when you're back in range. Watch the build log for the day this ships.
What does it cost?
Plans start at $79/month with unlimited inspections — no per-report fees. Some competitors charge a fee per published report on top of the subscription; we never will. See full pricing →
Can a report ever be lost or quietly changed?
No. Every report keeps an append-only version history — every edit, AI review, approval, and delivery is timestamped and attributed. Deleted photos become recoverable ghosts. Delivered reports lock read-only. We delete nothing; that's company law.
